Budget Construction Management (BCM) is a full-service commercial and residential construction management and licensed General Contracting company. Established in 2009 and based in Columbus, Ohio. BCM specializes in the construction of new (from the ground up) multi-story commercial/ residential buildings and new custom homes. Our principles have extensive hands-on construction experience collectively spanning over a century. From inception to final delivery, we ensure that each project process runs as smoothly as possible, staying on schedule and on budget and delivering to our clients a turn-key ready project.

We also produce a comprehensive and realistic time schedule and a realistic cost estimate to help you create a realistic budget for your project to help contain costs while giving you greater control over your project. In essence, our Construction Management experts are collectively assisting you by providing our construction expertise as you act as your own general contractor. We solicit and procures all the resources necessary for constructing your project in a collaborative and open book fashion. Actual costs are accumulated competitively and visibly, then you, the owner authorize payments to subcontractors and vendors directly. Thus, saving you the cost of a General Contractor’s overhead and profit, standard markups on subcontractors’ and materials. Also, any project contingencies savings will revert to you, the owner. McGraw-Hill Construction conducted research supported by the CMAA Foundation, that showed the effectiveness of construction management. The study directly found that construction management companies saved the owners money, avoided or mitigated problems, and produced higher quality results for the owners.

Difference Between Construction Management and General Contracting

Both Construction Management (CM) & General Contracting (GC) companies operate very similarly. But for developers and Owners they are fundamentally different and therefore offer fundamentally different ways to build a project, and the choice between construction mangers and general contractors influences every phase of the project and impacts the budget, the schedule and the quality of the work.

Construction Management Companies partner with you to construct your project and are paid a flat fee directly by you, the owner. This arrangement means that the CM answer directly to you and represent you throughout the project. Unlike a GC, a CM is hired early on in the pre-construction phase and before the plans are completed. This allows the CM to overlap the procurement and construction phases with the design phase, thus laying out the project’s schedule for maximum efficiency, and can start the construction process long before the plans are completed, giving your project construction a head-start leading to earlier finish. at the same time, the CM offer advice on construction materials and initial design ideas that can save you money and time. The CM also provides you realistic cost estimates to help you create a realistic budget for your project.

Which Side of the Table Do You Want Your Builder Sitting?

The CM solicits subcontractors and vendors that will give you the best results for your money. By working directly with subcontractors and vendors as your representative, construction managers can help contain costs while giving you greater control over your project in a collaborative and open book fashion. Actual costs are accumulated competitively and visibly so that when the project is complete, the owner pay only those costs without any markups. Also, any saving opportunities realized throughout the project’s life cycle, and any remaining contingency budget revert back to the owner. That places the CM and the owner on the same side of the table.

General Contracting companies are hired for a lump sum price based on the completed plans and specifications. It is important that the plans be fully completed, and the specifications be as detailed as possible to achieve an “apples to apples” comparison between several general contractors. A bidding process between GCs would then be orchestrated by your architect, and often the lowest bidder is awarded the contract. Because GC submit a bid after the plans and the contract documents are complete, overlapping construction phases is not possible, and thus early construction start is not possible. Since the GC is not involved in the pre-construction phase, he has no opportunity to perform value engineering, constructabilty studies or other pre-construction services that may enhance the project or reduce cost. That means that issues with the design will arise after the award of the GC contract, and that will result in change orders and cost overruns that can be very costly, requiring the GC to ask the owner for more funds or changing scope.

The GC has an incentive to protect and enhance his profit margin, and any savings opportunities that are realized during construction become additional profit for the GC, even if those saving opportunities are not optimal for you, the client. Thus, the GC’s interests do not align with those of the owner. That places the GC and the owner are on opposite sides of the table.
